Buying a home isn't just about the down payment. Closing costs, prepaid taxes, homeowners insurance and other expenses can add thousands of dollars to the amount you need at closing.
If you are buying a home, there's an option many buyers don't realize may be available:
The seller may be able to help pay some of your closing costs.
Seller-paid closing costs, often called seller concessions, can potentially reduce the amount of cash you need at closing and, in some situations, may even help you lower your interest rate.
Seller concessions allow the seller to contribute toward certain expenses associated with your home purchase.
Depending on your loan program and transaction, a seller contribution may be used toward things like:
The amount a seller can contribute depends on your loan program, down payment, occupancy and other factors.
This is where having a good financing strategy can make a difference.
When a seller is willing to negotiate, most buyers immediately think, "Let's lower the price."
But that's not always the option that provides the greatest benefit.
A reduction in purchase price may only make a relatively small difference in your monthly payment. In some situations, using that same negotiating power toward closing costs or an interest-rate buydown could potentially provide a greater immediate benefit.
Seller-paid closing costs may also allow you to keep more of your savings available for moving expenses, furniture, repairs or emergencies after closing.
The key is running the numbers before you make the offer.
Potentially, yes.
Depending on your loan and transaction, seller concessions may be available to help pay discount points to reduce your interest rate or fund an eligible temporary rate buydown.
But buying down the rate isn't automatically the best choice.
I like to compare the options for my buyers:
Then we can determine which strategy makes the most sense for your situation.
The purchase price and interest rate are important, but they're only part of the equation.
Your down payment, property taxes, homeowners insurance, mortgage insurance, seller concessions and closing costs all affect your monthly payment and how much money you'll need at closing.
That's why I like to look at the complete picture before you make an offer.
A well-structured offer isn't necessarily just about getting the seller to accept the lowest price. Sometimes negotiating the right seller contribution can be just as important.
If you're considering buying a home in Cape Coral, Fort Myers, Southwest Florida, Louisville, or elsewhere in Kentucky, let's run the numbers before you start negotiating.
We can compare different purchase prices, seller concessions and financing options so you know what your monthly payment and cash-to-close could look like before you make an offer.
Sometimes it's not just about getting a better price. It's about structuring a better deal.
