Affordability remains a challenge, though. Nationally, first-time buyers represented only 29% of existing-home purchases in July 2026, as higher mortgage rates and home prices continued to put pressure on buyers.
That's one reason choosing the right financing strategy can make such a big difference.
FHA loans are often a great option for buyers who need more flexibility when qualifying.
An FHA loan may be worth considering if you:
Qualified borrowers can purchase with as little as 3.5% down.
FHA loans do require mortgage insurance. Most FHA purchase loans include a 1.75% upfront mortgage insurance premium, along with annual mortgage insurance that is generally paid monthly.
And here's an important misconception:
FHA loans are not just for first-time homebuyers.
You can potentially use FHA financing even if you've owned a home before.
Conventional financing can be particularly attractive for buyers with stronger credit.
And no, you don't necessarily need 20% down.
Some conventional programs allow qualified borrowers to purchase with as little as 3% down. Fannie Mae's HomeReady® program, for example, offers 3% down financing for eligible borrowers.
One of the biggest differences is mortgage insurance.
With conventional financing, the cost of private mortgage insurance, or PMI, can vary based on factors such as your credit profile and down payment. Conventional mortgage insurance may also eventually be canceled once applicable equity requirements are met.
For borrowers with good credit, that can make conventional financing very competitive.
This is where buyers sometimes make a mistake.
A lower interest rate doesn't automatically mean a loan is less expensive.
You need to compare the complete mortgage payment and overall cost, including:
Sometimes FHA wins.
Sometimes conventional wins.
The important thing is to run the numbers both ways instead of assuming one program is better.
Kentucky buyers may have another option worth exploring.
The Kentucky Housing Corporation (KHC) currently offers eligible borrowers down payment assistance of up to $12,500 that can be used toward down payment and closing costs. The assistance is structured as a secondary loan and is subject to KHC program requirements, income limits and purchase-price limits.
That can make a significant difference for buyers who can comfortably afford the monthly payment but don't want to drain their savings to purchase a home.
There isn't one answer for every Kentucky homebuyer.
